Judd House, located in central London, comprises three stories, with an approximate floor area of 1,862m2. Recently refurbished, with the façade and structure retained and the building services upgraded, the building provides grade A, BREEAM excellent commercial office space. Verte was appointed to prepare a Green Performance Plan to comply with the London Borough of Islington’s Environmental Design Planning Guidance and Islington’s Local Plan Development Management Policies. The benefits of the clever refurbishment design were not being fully reflected in the building’s operational energy consumption and performance, resulting in higher than predicted energy usage, operational costs, and carbon emissions.
Verte conducted an Operational Energy Review to understand how Judd House was performing against its design stage energy performance benchmark. This revealed the energy performance gap, enabling the team to identify opportunities to improve operational energy performance. The Verte team developed an Asset Improvement Plan for the building comprising a series of cost-effective, practical energy saving measures to enhance operational energy performance. This included monthly meetings with the occupier’s Building Manager to review the implementation of the energy saving measures and monitoring the operational energy consumption data to benchmark this against year-on-year consumption and make real-time energy, carbon, and cost savings.
Through implementing the Asset Improvement Plan with the Building Manager, the occupier was able to achieve a 10% energy saving without capital expenditure. This resulted in a reduction in energy consumption, operational costs, and carbon emissions. “Following our recent extensive refurbishment of Judd House, it was critical for us to understand and address the building’s energy performance gap.
