Challenge

The Workspace Group are a provider of flexible office space working with more than 3,000 customers across 60 sites in London. Recognising the impact they can have as a large property owner and operator, they have set themselves an ambitious Net Zero target for 2030. Havelock Terrace is a 15 floor building spanning over 350,000 sqft and providing flexible office space for small and SME companies. This is a great opportunity for a flagship asset to drive environmental and social value. Verte have been appointed to help Workspace achieve their sustainability and net zero carbon goals.

Solution

Verte were appointed from Stage 1 and have been involved in all significant design meetings and decisions. This close partnership with Workspace has enabled the team to integrate sustainability into virtually every decision made on the project early on, with the potential to gain maximum benefit from the process.Verte have deployed a dedicated a project manager to coordinate all strands of sustainability and bring visibility to the client over risks and opportunities on a bi-weekly basis. Verte have worked closely with Workspace to develop a Sustainability Framework for the development, to set out objectives and drive the design.Our technical team is providing expertise on

  • Glazing optimisation studies to continually test the facade and layouts on daylight and overheating performance
  • Reducing embodied and operational carbon utilising One Click LCA
  • Engagement with management team and IES/TM54 to optimise EUI
  • Meeting planning requirements for a GLA referrable scheme and the local authority
  • BREEAM Outstanding & Wellbeing assessment

Outcome

A wholistic sustainability solution for the development with a focus on a lean design as possible:

  • a very good form factor
  • natural ventilation on smaller units to reduce active systems
  • LETI standard building fabric
  • optimised structural loadings, high recycled content
  • maximising net biodiversity gain
