Berners and Wells is a major mixed-use development in central London, located north of Oxford Street in Fitzrovia. Spanning two locations the development features a seven-storey building at 58-60 Berners Street and a five-storey building at 14-17 Wells Street. The scheme has created 75,000 sq. ft of new future-proofed office and retail space, together with significant improvements to the public realm.
The project presented an opportunity to create environmental value. The developers’ objective is to achieve an ambitious Net Zero embodied carbon target and a design that would respond to the historic character of the local area and add a contemporary flair.
Berners and Wells is targeting Net Zero embodied carbon through efficient construction design and an offset contribution aligned with a recognised offsetting framework.
While portions of the existing structure were thoughtfully removed, the development includes retention of the historic 1906 façade on Wells Street to blend with the surrounding architecture. The building also features a high quality exposed concrete frame finish, a two-storey extension to the existing Wells Street façade and a new stone façade to Berners Street that better engages with the existing townscape.
Verte was appointed to conduct a Whole Life Carbon post construction assessment and a BREEAM New Construction 2018 Offices.
Verte completed a comprehensive analysis of the embodied carbon emissions. We used our OneClick LCA software to understand the material related emissions and identify the highest contributing carbon emitters across the development.
The Whole Life Carbon assessment found that the building has an embodied carbon value that equates to 575kgCO2e/m2, which is below the Greater London Authority (GLA) Benchmark for offices (950 kgCO2e/m2) and the GLA Aspirational Benchmark for offices (600 kgCO2e/m2).
The Whole Life Carbon output is good due to high Ground Granulated Blast-furnace Slag content, retention of the Wells façade, and minimal finishes including a lack of suspended ceilings.
The Offices achieved BREEAM Excellent.
